Want this confirmed — and your purchase handled?

Send yourself these figures and an ORLA property lawyer will confirm your duty, concessions and grant, and can handle your conveyancing at a fixed price.

Estimate only. Land transfer duty uses current Victorian State Revenue Office rates and the main concessions (first-home-buyer exemption to $600k and concession to $750k, principal-place-of-residence concession to $550k, and the 8% foreign-purchaser surcharge). The First Home Owner Grant is $10,000 for eligible first home buyers of a new home valued up to $750,000. Your exact duty, eligibility for concessions and the grant are confirmed by your lawyer and the SRO before settlement. Not legal or financial advice.

How much is stamp duty in Victoria?

Victorian land transfer duty is charged on a sliding scale — 1.4% up to $25,000, rising through 2.4% and 6% bands, to a flat 5.5% between $960,000 and $2 million, and 6.5% above $2 million. First home buyers pay no duty up to $600,000 and a reduced amount to $750,000.

Do first home buyers pay stamp duty in Victoria?

No duty is payable by eligible first home buyers on a home up to $600,000. Between $600,000 and $750,000 a sliding concession applies. Above $750,000 the standard rates apply.

What is the First Home Owner Grant?

A $10,000 grant for eligible first home buyers buying or building a new home (never lived in) valued up to $750,000. Established homes do not qualify. Choose "First home buyer" and "New / off-the-plan" above to see it applied.

Is this estimate accurate?

It uses current State Revenue Office rates and the main concessions, so it's a close estimate. Your exact duty, concession and grant eligibility are confirmed by your ORLA lawyer and the SRO before settlement.
